What Makes Jefferson Hills & Pleasant Hills Landscapes Unique?
About a quarter of Jefferson Hills is former strip mines, according to the USDA soil survey, and most of the rest is clay hillsides and steep banks. Pleasant Hills is different: nearly two-thirds of it is graded, built-on land over Culleoka and Guernsey soils.

New lawns that never fill in, or burn out by August.
USDA maps the old strip-mine ground around Lewis Run, Beam Run and Lick Run as coal-mine spoil: rocky, low in organic matter and short on stored water. Reclaimed areas are often dense and slow to take in rain. Our lawn care starts with double-pass core aeration, compost topdressing and Blue Tag certified seed.
Yards that stay soggy on gentle hillsides.
Dormont and Guernsey, nearly a third of the township, have a slow-draining clay subsoil. Library silty clay loam is wetter still: USDA rates it somewhat poorly drained, with water about a foot down at times. We aerate, and where water keeps pooling we regrade or add a French drain.
Steep banks that crack in dry spells and won’t hold grass.
On the steep eastern slopes, toward the Monongahela and lower Peters Creek, the soil is a Gilpin-Upshur mix. Upshur is a red clay that shrinks and swells a lot, and Gilpin is only 20 to 40 inches deep over rock. We hold these banks with deep-rooted groundcovers and terraced planting beds.
Creek-bottom yards that flood.
Along Peters Creek, the soil is Lindside or Newark silt loam, mapped as subject to flooding, and Lindside’s water table can rise to 14 to 24 inches down from December through April. We fix drainage first, then plant.
Pleasant Hills lawns that differ house to house.
Culleoka drains fast and Guernsey holds water, and they sit side by side, so neighboring yards need different landscape maintenance.

Frequently Asked Questions
Below are the lawn care and landscaping questions our team hears most from homeowners in Jefferson Hills, Gill Hall, Pleasant Hills, and along Clairton Boulevard (Route 51).
The clay subsoil under much of Jefferson Hills and Pleasant Hills absorbs water slowly because its fine particles leave minimal pore space. Creek bottoms along Peters Creek, mapped as floodplain soil, get the worst of it, along with low spots that take runoff from surrounding slopes. Compaction from construction, grading or old mining squeezes out remaining air pockets and further reduces infiltration. Core aeration removes thousands of soil plugs and improves oxygen exchange. For more severe drainage issues, solutions such as French drains, swales, or regrading redirect water before it pools.
Many streets in Pleasant Hills and Jefferson Hills have dense, mature tree cover. Shade reduces photosynthesis, promotes moss, and weakens turf. We use shade tolerant fescue blends, selective pruning to increase filtered light, pH balancing, and higher mowing heights to restore density.
Slopes shed water downslope before it can soak in, and south-facing ones take the most sun. On shallow Gilpin and Culleoka soils and old strip-mine ground, the soil itself holds little water, so those lawns brown first. We improve slope performance with deep root turf varieties, soil conditioning, moisture retaining mulches, and slope friendly mowing strategies to reduce stress and erosion.
Penn State Extension advises aerating in cool weather, late summer to early fall or early to mid-spring, and fall is the better time to overseed, since spring aeration can bring up weed seeds. That matters most on compacted clay and reclaimed mine ground. Read more about aeration in our tips for aeration and overseeding in Pittsburgh blog.
Yes. Penn State Extension notes that Japanese beetle grubs feed on lawn roots from late summer into fall and again in spring. Preventive treatment is timed to protect roots before the new brood hatches. Read more about grubs in our blog on grub control in Pittsburgh.
Moss forms where turf struggles due to acidic soil, compaction, shade, and persistent moisture. This is common on shaded, wooded property edges and in wet clay spots. Effective moss control requires soil testing, aeration, lime application, selective pruning to increase filtered light, and drainage correction. Moss killers alone provide only temporary results.
High heat, reflective surfaces, and foot traffic compact the soil near pavement. These areas dry faster and experience more stress. Aeration, overseeding, soil conditioning, and adjusted fertilization restore density.
Crabgrass, clover, nutsedge, creeping broadleaf weeds, and chickweed thrive in compacted or clay heavy soils. Our program combines pre-emergent applications with targeted post emergent control.
Jefferson Hills and Pleasant Hills have humid pockets along wooded corridors and valley bottoms. In creek valleys like Peters Creek and Lewis Run, moisture can linger well into the morning. Dense tree canopies block airflow, creating conditions ideal for red thread, brown patch, and dollar spot. Prevention relies on early morning watering, balanced fertilization, selective pruning, and maintaining the proper mowing height. Our technicians apply fungicides when disease pressure becomes active.
Yes. Shaded lawns still benefit from deep, infrequent watering, especially during hot spells. Early morning watering provides the best absorption and reduces the risk of fungus.
Yes. Jefferson Hills and Pleasant Hills contain older neighborhoods, hillside lots, and cul de sacs where access can be limited. Our crews use specialized equipment and mowing techniques suited for slopes and compact spaces.
Yes. Our organic program uses all-natural organic fertilizer, and you can add weed and insect control to it for a hybrid approach. You’ll find organic fertilization and its add-ons on our lawn and landscape pricing page.
Yes. All applications follow label requirements and are safe once dry. We offer clear guidance for homeowners with specific concerns and provide organic program options for added peace of mind.
